<p><span style="color: #993300;">Update 12-13-2011: Just to be clear this is not a data feed to Realtors of any kind. That would be against MRIS&#8217;s terms.</span></p>
<p>I offer several free services for Realtors from &#8220;competing&#8221;<strong> local</strong> firms.  Easy to convince them because it is free? Nope, I  spend a lot of time easing their<span style="color: #006600; font-weight: bold;"> fears </span>&amp; untrustingness (is that a word?). If you have an agent already (hey not everyone finds us first or is related to you), send them to read this.</p>

<p>So here I will list what Realtors from other firms can do with this site to help themselves and <span style="color: #ff0000;">WHAT IS IN IT FOR ME.</span></p>
<p>Ways Realtors can benefit from FranklyMLS.com:</p>
<p><span style="font-weight: bold;">1) Join and get your <a href="http://franklymls.blogspot.com/search/label/Free%20Branded%20IDX">free <span style="text-decoration: line-through;">IDX</span> <em>branded version of FranklyMLS</em></a><em> </em> </span><span style="font-weight: bold;">(IDX is industry lingo for Internet Data Exchange, see <a href="http://en.wikipedia.org/wiki/Internet_Data_Exchange" target="_blank">Wikipedia</a>).</span> Even if you &#8220;already have one.&#8221;  With the branded <span style="text-decoration: line-through;">IDX</span> <em>version of FranklyMLS</em>, the logos of my firm, phone numbers, links to blogposts get dropped and<strong> replaced with your image and contact info</strong>. All &#8220;request a showings&#8221; go to you. When your client signs up for email alerts <strong>you are notified </strong>and each alert has YOUR branding. Also you get a BCC of each email alert that goes to your client.<br />

<strong><span style="color: #ff0000;"> Over 250 agents have joined. </span></strong>Some have stopped paying for their $50/mo &#8220;true&#8221; IDX and others simply have both and let their customer choose.</p>
<p>Why do they ditch or augment their current &#8220;true&#8221; IDX?<br />
<span style="font-weight: bold;">a) </span><a href="http://franklymls.com/">FranklyMLS.com Virginia, DC, Maryland Home Search</a> does so much more. I can&#8217;t list them here, but recently an &#8220;I already have one&#8221;-type agent got the <span style="font-style: italic;">&#8220;oh mine doesn&#8217;t do that&#8221;</span> moment about 5 times and finally the<span style="font-weight: bold; color: #ffcc00;"> lightbulb <span id="more-476"></span></span>went off that this might actually help HER and her client.</p>
<p><span style="font-weight: bold;">b)</span> Your clients are probably<span style="font-weight: bold; font-style: italic;"> already using the site</span> anyhow, so why not have your name on each page (and stop having them bug me instead of you, but I will get to my benefits later). One agent got offended recently by this comment.</p>
<p><span style="font-weight: bold;">2) Contribute to the MLS Wiki</span> (<a href="http://franklymls.com/rules.htm">Rules</a>). <span style="font-style: italic;">200,000 Photos already added by buyer&#8217;s agents!</span><br />
Land free clients. No referral fees. A couple agents have<span style="color: #006600; font-weight: bold;"> closed $1M clients</span> from this.<br />
Buyer agents can add reviews (once your client decides not to buy it) <span style="color: #ff0000;">and photo albums</span> (this is why you should be taking <a href="http://blog.franklyrealty.com/2008/01/buyer-agent-photo-albums-standard.html">buyer agent photo albums</a> for your clients anyhow) to most MLS homes (about 95% of MRIS listings allow blogging/comments).</p>
<p>With these reviews a buyer agent can add photos from the buyer agent perspective. Add information about distance to a noisy highway or something the listing agent might have left out. This is REALLY killer for <span style="font-style: italic;">photoless Maryland Bank Properties.</span> This can even save a Realtor (and their client) a 1 hour drive if another buyer agent took 30 photos of a photoless listing (this happened to me once). Hum, imagine agents helping agents. A novel concept!</p>
<p>Agents <span style="font-weight: bold; color: #ff0000;">get points </span>for adding reviews (10 with photos) and top contributors get featured on the front page (currently the ranking was suspended). With this service, many get more traffic than Google! And if a buyer is looking in a particular area and they keep seeing helpful comments (not annoying ads) they say &#8220;hum, maybe<span style="color: #008000;"><strong> I should use that agent&#8221;.</strong></span></p>
<p>Also agents can LINK to all of their reviewed homes in 1 click. So people on your blog can see the areas you have recently visited and your comments.</p>
<p>3) <span style="font-weight: bold;">Join the referral network.</span> FranklyMLS.com is a hugely trafficked site, but FranklyRealty.com is a smaller firm. So having a network of agents in other areas, I can send clients your way.</p>
<p>Ok, finally, the big question. <span style="font-weight: bold; color: #ff0000;">FRANK WHAT IS IN IT FOR YOU</span>?</p>
<p>Again, I have no interest in stealing your client. It isn&#8217;t some trick.</p>
<p>Benefits to ME:<br />
<span style="font-weight: bold;">1) Your clients are already using the site!</span> So brand it &amp; save me time.<br />
It is kind of annoying to get a request for information on a home, for the user to say &#8220;I love my buyer agent Patrick.&#8221; Ok great, so why did you contact us? It would be easier on me if Patrick had his branded FranklyMLS so I wouldn&#8217;t waste time with a happily represented buyer. And yes this happens a lot. Recently at a [Large Real Estate Firm's] technology meeting it went like this: &#8220;Are you all noticing that half your clients are using FranklyMLS?&#8221;</p>
<p><span style="font-weight: bold;">2) A Branded Agent might start contributing to the WIKI.</span><br />
The Free <span style="text-decoration: line-through;">IDX</span> <em>branded version of FranklyMLS</em>,  is also the bait to come check out the site. Once agents get the IDX and give their custom link to their clients (that are wildly happy with the link see one <a href="http://loudounscene.com/tag/franklymls">non-Frankly agent&#8217;s review</a>). And even though the Wiki sends THEM tons of traffic, it helps build a better site for all to use. Having 200,000 MORE photos than ANY other MLS&#8230; that is valuable since photos are key. Why go anywhere else?</p>
<p>3) Expanded referral network<br />
Those that I see contributing, are perfect candidates to send business their way. It lets me meet agents from areas I would never have reached out to.</p>
<p><span style="font-weight: bold;">4) Frankly brand respect amongst other agents. </span><br />
Helping my full time agents have a respected brand to work under is huge.<br />
By offering a free <span style="text-decoration: line-through;">IDX</span> <em>branded version of FranklyMLS</em> to 250 agents, and helping other agents get a ton of free business, it helps build the FranklyRealty.com brand. When my agent has a bidding war against <span style="font-weight: bold; color: #cc9933;">3 other no-name firms.</span>.. it helps when the listing agent is like &#8220;Yeah I know about Frankly Realty, your company, you help other agents out.&#8221; Or &#8220;Oh you guys only have the highest quality full time agents with gorgeous 30 photo listings 100% of the time&#8221; That is a big plus.<br />
Come on, you know when you get a contract from a firm with a bad reputation, or all weekend warrior agents. You are like &#8220;darn, this might be a nightmare deal.&#8221;</p>
<p><span style="font-style: italic;">5) Recruiting.</span><br />
AHA! Ok, everyone will now probably ignore all of the above and say &#8220;AHA&#8221;. Well it isn&#8217;t like that. While I have interest in growing Frankly Realty, I only want to do so<span style="font-style: italic;"> SLOWLY </span>and in select areas. Like maybe adding 1 great and high producing agent a year that is looking to upgrade from their <span style="font-style: italic;">&#8220;national brand&#8221;</span> firm. (note that most firms recruit 20 agents to get 1 real producer). This site lets them get an introduction to Frankly and 1 in the 200 might join (I turn down many requests). But that is <span style="font-weight: bold;">NOT</span> my main motivation. Prove it? In 4 years of free <span style="text-decoration: line-through;">IDXing</span> <em>branding of FranklyMLS</em>, last month was the first time I emailed them in batch about an update to the site.</p>
<p><span style="font-weight: bold;">6) Doing Cool Stuff</span><br />
I just love doing cool stuff. Like building the <a href="http://franklymls.blogspot.com/2011/09/frankly-i-wish-buyers-get-leg-up-pre.html">Frankly I Wish</a> concept in 24 hours from idea to creation to Agent Genius featured story. And it is more fun to do stuff in a large scale with many agents. If I can come up with a way that helps everyone, then why not! And it does create indirect and unexpected benefits like winning the <span style="color: #000099; font-weight: bold;">2009 Inman News Innovator of the Year</span> award. Couldn&#8217;t have done it without everyone&#8217;s cooperation.</p>
<p><strong><span style="color: #ff0000;">7) New as of 12/2011 </span></strong>Link back to the site.</p>
<p>I never asked for anything before 12/10/2011, but now I do ask that the agent link to their new branded IDX. I can personally help you add the link to your site and it will link to your branded version. Every visitor from your site will have your contact info on the site. Youy can even link to recommended shortcut searches like Dupont Condos from $300k to $600k.</p>
<p>Ok, so I hope you will join to get a free branding of FranklyMLS and see what you are missing. Did I mention it is free.</p>

<p>FPP uses historic listing data (see below) to predict the price. It  is NOT an AVM (which uses tax data and home data). Try a search for <a href="http://franklymls.com/default.aspx?m=R&amp;l=350K&amp;h=750K&amp;s=arlington+condos" target="_blank">Arlington Condos</a>.<strong><br />
</strong><strong> </strong></p>
<p><strong>An &#8220;AVM&#8221; is an Automated Valuation Model. </strong>The focus is on<strong> </strong><strong>&#8220;value,&#8221; </strong>and it is for every home, listed or not.</p>
<p>Tools like Zillow&#8217;s Zestimate and <img class="alignright" title="Zestimate" src="http://i694.photobucket.com/albums/vv301/franklyrealty/zillow_logo_woTag_RGB.png" alt="" width="100" height="21" />Cyberhomes, use public data and recent sales. Many consider them wildly inaccurate. But heck, it makes for GREAT marketing! (Hats off to the Zillow team!). How &#8220;accurate&#8221; are they? In a Zillow report, the DC area is one of their most <a href="http://www.zillow.com/howto/DataCoverageZestimateAccuracy.htm">&#8220;accurate&#8221; areas</a>, yet not even 50% of homes close within 5% of the Zestimate. So over 50% of $500k homes are off by over $25k!</p>
<p>Are Zestimates better than tax data, sure! Will we still show Zestimates on FranklyMLS? Sure. The more data the better, right? Is it better than a Realtor combing through comps,<span style="color: #ff0000;"><strong> heck no</strong></span> (and they disclose that it is not a Realtor replacement).</p>
<p><strong>How is FPP different than all those other &#8220;AVMs&#8221; </strong>or Automated Valuation Models are<strong> &#8220;value&#8221; </strong>estimato<img class="alignright" title="Gut" src="http://i694.photobucket.com/albums/vv301/franklyrealty/3078378913_348269d36c_z.jpg" alt="" width="320" height="213" />rs?<span id="more-455"></span></p>
<p>FPP quantifies what agents and homebuyers do today, use their<span style="color: #ff6600;"><strong> GUT FEELING</strong></span>. It looks at the listing and based on multiple variables, it gives a prediction for what the home might sell for <strong>IF IT SOLD TODAY.</strong> (not if it sat for another 90 days).</p>
<p>What listing data might go into a FPP?</p>
<ul>
<li>Days on the Market (obviously a biggy)</li>
<li>Number of price drops</li>
<li>Listing completeness (ie fewer photo homes sell for less See <a href="http://blog.franklyrealty.com/2007/11/buyers-dont-skip-photoless-listings.html">Photoless? Save $15k</a> post)</li>
<li>Listing agent&#8217;s past performance (see <a href="http://FranklyCRA.com" target="_blank">FranklyCRA.com</a>)</li>
<li>Brokerage performance</li>
<li>Short sale, vs regular sale, foreclosures, new home</li>
<li>User data, ie. how you save and watch homes.</li>
<li>And much more listing data including location (some places drop faster than others), price range (certain price points drop more than others) etc.</li>
</ul>
<p><strong> How will FPP be displayed in Spreadsheet mode? Can I turn it off? </strong></p>
<p>Searches will now default to be <strong><span style="color: #ff0000;">sorted by the FPP price!</span></strong> Why? Because who wants to see a home listed at $538,000 with no price drops after 132 days, next to a new listing at $540,000? We all know the 132 home will sell for much less (if it sells), so why not put it lower on the list with the $480k group? Also for those searching up to $500k, they might never have seen the home. Until now.</p>
<p>Also for simplicity sake,<strong><span style="color: #ff0000;"> I rounded the FPP number</span></strong> to the nearest $1,000. I have always hated talking in terms of $538,283. So now that I built my own pricing model, I can do it my way. Clear and easy so digesting 100 homes on a page is a breeze.</p>
<p>Yes. You can turn off the FPP sort by picking a sort option by List Price. Then it will remember your settings for future searches.</p>
<p><strong> How will FPP be displayed in the full listing mode? </strong></p>
<p><strong><span style="color: #ff0000;">By the penny!</span></strong></p>
<p><strong><span style="color: #ff0000;"><span style="color: #008000;">Yep, a real time dropping price$$$.</span> </span></strong><span style="color: #ff0000;"><span style="color: #000000;">Heck, the longer a home sits, the lower the price,</span></span></p>

<p>Sure they sell for <a href="http://blog.franklyrealty.com/2007/11/buyers-dont-skip-photoless-listings.html" target="new">$15,000 less</a> but they are a pain for everyone. Oftentimes foreclosures or a listing by an underpaid or <a href="http://blog.franklyrealty.com/2007/01/for-realtors-sucky-listing-agents-i.html" target="new">sucky agent</a> have no <span id="more-154"></span>photos!</p>
<p><strong>3) Confusing Branding.</strong></p>
<p>Who is selling what? Each of the 60,000 MLS listings are plastered with one <em>&#8220;Brought to you by&#8221;</em> buyer agent from one brokerage. I tried to explain: &#8220;No, I am <a href="http://blog.franklyrealty.com/2007/01/mls.html" target="new">not listing 1,298 </a><a href="http://blog.franklyrealty.com/2007/01/mls.html" target="new">homes</a>,&#8221; but it isn&#8217;t the consumer&#8217;s fault, it is confusing! See my account on <a href="http://www.homesdatabase.com/frankly/cgi-bin/aa.fcgi?+ZjRiYWE2MDNjZGU1NjZiZWM4ZTZiYWU1Njk1ZjFjYjYSlI0jaK45u%2fJdbTxZKqn6KZMqG9+T3BSS%2fCmcDvIS4X6yZMLRUXP2Hbk%3d" target="new">Homesdatabase.com/frankly</a> a service that many agents pay $30 a month for. My annoying face on each listing.</p>
<p><strong>4) Limited Data or Sign-In Required.</strong></p>
<p>All but a few sites have stopped the practice of requiring users to create an account and login in order to see listings. Also many sites will <strong>NOT show you all the data possible</strong>. Some even hide the addresses so you have to &#8220;call your local trusted Realtor!&#8221; <img src="http://s68.photobucket.com/albums/i18/franklyfrank1/th_cadfcc6b.jpg" border="0" alt=" " width="161" height="111" align="right" /></p>
<p><strong>5) Fancy, &amp; Feature Filled, But SLOW</strong>-</p>
<p>Some of it might be useful, but it slows down the website. Their goal is to have such perfectly targeted results that it can take minutes to find something.</p>
<p><strong>6) Small photos.</strong> As our monitor resolutions get higher, the images get smaller. On my screen most MLS sites show 4 inch photos.</p>
<p><strong>7) Computer based</strong>. No focus on cell-phone ready searching.</p>

<p><span style="text-decoration: underline;">The World&#8217;s First Wiki MLS.</span><span style="font-weight:bold;"> </span>No, we can not <a href="http://www.barackobama.com/" target="new">CHANGE</a> the listing itself (or the price!) as presented by the listing agent. What we do is <strong>ADD comments and photos to the listing</strong> and as a community flag and remove inappropriate comments. <strong><img src="http://s68.photobucket.com/albums/i18/franklyfrank1/th_a92f19f3.jpg" border="0" alt=" " width="145" height="131" align="right" /></strong>Every buyer agent with an ounce of techie-ness should be taking <a href="http://blog.franklyrealty.com/2008/01/buyer-agent-photo-albums-standard.html" target="new"><strong>Buyer Agent Photo</strong></a><a href="http://blog.franklyrealty.com/2008/01/buyer-agent-photo-albums-standard.html" target="new"><strong> </strong></a><strong><a href="http://blog.franklyrealty.com/2008/01/buyer-agent-photo-albums-standard.html" target="new">Albums</a></strong><strong>.</strong> What is that? Well, the listing agent takes <strong>photos for their sellers</strong> to put the house in one light, but the <strong>buyer agent takes photos</strong> for their clients in a<strong> more realistic light</strong>. Including shots of how far it might be from a highway, or showing <a href="http://www.franklymls.com/PW6682372.html" target="new">bathroom water damage</a> or a<span style="font-weight:bold;"> </span><a href="http://www.franklymls.com/FX6631242.html" target="new">roach infested</a><span style="font-weight:bold;"> place</span> (scroll to bottom of those listing to see the comments).</p>
<p>The <strong>goal is to</strong> <strong>add information, and not opinions.</strong> No &#8220;this house stinks&#8221; or &#8220;this house is great,&#8221; but instead factual information like &#8220;This house backs to Rt 66&#8243; or <em>&#8220;This house is listed at </em><a href="http://franklymls.com/default.aspx?m=R&amp;h=ALL&amp;s=100032" target="new"><em>44.6% lower</em></a><em> than the purchase price in 2006.&#8221;</em> Information not evident in the listing agent&#8217;s presentation. I wish everyone was like <a href="http://www.loudounstats.com/" target="new">Loudoun</a> agents Tony and Danilo with their <a href="http://www.realdiablog.typepad.com/blogback/" target="new">Blogback blogging for feedback</a> where they list the pros and cons of their listings <strong>and ask buyer agents</strong> to leave comments. How can you find the reviewed homes? When you do a search on <a href="http://franklymls.com/">FranklyMLS.com</a>, <strong>homes with a <span style="color:#ffff00;">YELLOW <span style="color:#000000;">highlighter,</span></span></strong> those have the comments, see an example search for <a href="http://franklymls.com/default.aspx?m=R&amp;h=900K&amp;s=1021+clarendon" target="new">1021 Clarendon</a>.</p>
<p><strong>2) 1,000 More Photos </strong>Than ALL other MLS sites.</p>
<p>So far, prelaunch, 10 buyer agents from 5 firms add photo albums with as many as 40 photos of 50 properties. With this, the database <strong>grows to thousands of extra photos</strong>. <strong>Consumers want PHOTOS,</strong>PHOTOS, PHOTOS and on our co-opetition website, <img src="http://s68.photobucket.com/albums/i18/franklyfrank1/th_d99f64ce.jpg" alt=" " width="156" height="160" align="right" />several otherwise competing agents come together to give what the customer wants&#8230; MORE INFO and PHOTOS.</p>
<blockquote><p><em>Sidenote:</em> A year ago I bought a baseball <a href="http://www.amazon.com/gp/product/B000A3X2YI?ie=UTF8&amp;tag=frareablo-20&amp;linkCode=as2&amp;camp=1789&amp;creative=9325&amp;creativeASIN=B000A3X2YI" target="_blank">glove</a> from Amazon.com. It was photoless. After getting the glove, they asked if I would take a photo of it and post it on Amazon. That is what first gave me the idea for this Wiki MLS. (see <a href="http://activerain.com/blogsview/265732/What-is-2-in" target="_blank">post</a>)</p></blockquote>
<p>The site also has a <strong>point system</strong>. 1 point for comments, and<strong> 10 points for a photo album</strong>. For that, the contributor is listed underneath the listing instead of my mugshot on each listing (see above). They also get a front page link to their website. Why contact me as a buyer agent, <strong>if another agent has actually BEEN to the property, specializes in that area</strong> and has helped you get more information on it.</p>

<p><strong>3) No branding, advertising, or logins required.</strong> Other than the required link from the site owner (me) at the bottom of each page, there is no advertising or cheesy recommended buyer agent next to each listing. Only when a <strong>buyer agent contributes to a listing</strong> with comments or a photo album, do they get a link to their site. Also, you should already have a buyer&#8217;s agent by the time you hit this site.</p>
<p><strong>4</strong><strong>) ALL MLS DATA</strong>(that is legally allowed to be shown) We show everything. Including BOTH the Days on the Market-M (MLS#) and Days on the Market- P (Property). Otherwise known as <a href="http://franklymls.com/DOMMvsDOMP.htm" target="new">DOMM and DOMP</a> We even show you the &#8220;within the industry <em>&#8216;you must be nuts&#8217;</em>&#8220;<strong> listing agent&#8217;s name and number.</strong> Only 1 other site does that. Don&#8217;t worry agents, there is a disclaimer that says NOT to call the listing agent and <a href="http://franklymls.com/dontcall.htm" target="new">why</a>. So why have it? Well the consumer should ultimately decide.</p>
<p>What we can <strong>NOT legally show is</strong>: Realtor Remarks, Compensation amount (ask your agent if they take <a href="http://blog.franklyrealty.com/2006/12/shady-realtor-bonuses-10-free-cruise-be.html" target="new">buyer agent bribes</a>), Owner&#8217;s phone number, showing instructions and lockbox codes.</p>
<p><strong>5) Not Fancy, just FAST.</strong>Except for photos of houses, there is not one graphic, icon, logo on the site. No Geewhiz, just speed. With that comes fewer features, but how many features do you see on Google or Craigslist? Just give me info fast, even if it isn&#8217;t 100% accurate (as in there might be a &#8220;madison manor&#8221; in both Arlington and Baltimore). FranklyMLS.com searches <strong>by keyword only.</strong> I know that looking at 400 homes can take a ton of time. The goal was to count each click and scroll in the home buying process and <strong>cut that time down by 80%.</strong></p>
<ol>
<li><strong>&#8220;Sexy?&#8221; homes?</strong><span style="color:#ff0000;"> </span><strong>Search the Realtor Public Remarks</strong>. Try it, search for &#8220;<a href="http://franklymls.com/default.aspx?m=R&amp;h=ALL&amp;s=sexy" target="new">sexy</a>.&#8221; Only a 3 of the 33 local MLS sites will <strong>let you search the Realtor Public Remarks </strong>as part of an advanced search. Some information in these remarks can&#8217;t be found in any drop down or checkbox search. For example: <a href="http://franklymls.com/default.aspx?m=R&amp;h=200K&amp;s=Lake+Ridge+short+sale" target="new">Lake Ridge Short Sales</a> or <a href="http://franklymls.com/default.aspx?m=R&amp;h=700K&amp;s=Arlington+Metro" target="new">Arlington Metro</a></li>
<li><strong>Keyword search for ANYTHING.</strong>One box, search anything. Including, search by ZipCodes, subdivision name, school name (if the agent put it in), street name, street number, city, brokerage name, and <strong>even by agent name </strong>(nobody does that). It takes getting used to, but it works for Google and Craigslist, dso it works for FranklyMLS.com</li>
<li><strong>Spreadsheet mode. </strong><span style="font-weight:bold;color:#ff0000;">Search like the Realtor</span>&#8217;s back end system. Text only results to quickly find what you need. Also the columns show you in a quick second the List price, Original Starting price, Tax assessment and DOMp/m. (See link above)</li>
<li><strong>Photos only mode.</strong> Just a page full of 50 medium sized images. For the quick glance.</li>
<li><strong>Photos and Details mode</strong> with image rollover. Most sites that have this mode have useless 1 inch images. We show in this mode the 4 inch images that other sites use for their &#8220;full size.&#8221; Also you can use a rollover link to see all the other 2-30 images.</li>
</ol>
<p><strong>6) HUGE PHOTOS.</strong> <a href="http://franklymls.com/FA6683625.html" target="new">Example</a>. All the other sites use the 4 inch photos for each listing. Probably to leave room for mortgage calculators, frames, ads etc. We instead <strong>are the only ones</strong> that pull the high res 7 inch photos as the DEFAULT. <strong>Bigger is better.</strong></p>
<p><strong>7) Cell Phone Ready.</strong> <strong>Nobody offers this</strong>&#8230; for FREE.</p>
<p> </p>
<p>With the former slogan,<em> &#8220;So easy, a cellphone could use it,&#8221;</em> the site wasn&#8217;t designed for the cellphone, but it is so simple that it<strong> still works great on most cell phones</strong>. I recommend the &#8220;photo mode.&#8221; This is perfect for when you are in front of a house and want to get the details. I suggest using the house # and the zipcode.</p>

<li><strong>FACEBOOK integration.</strong>We all have been asking ourselves if a useful tool for Facebook will come up. Well now there is one. You can &#8220;save&#8221; each listing into your Facebook account with 1 click. Then your friends can comment on what you have selected, or you can share them easily with loved ones.</li>
<li><strong>Super Short URLS.</strong> <a title="Copy this shortcut address and paste it into email or Instant Messenger." href="http://franklymls.com/FA6683625">http://franklymls.com/FA6683625</a> for easy copy and pasting. (Update: we just dropped the .html) into an email for others to share. I&#8217;m obsessed with &#8220;easy.&#8221;</li>
<li><strong>Super Short Search Strings: </strong><a href="http://www.franklymls.com/default.aspx?m=R&amp;h=ALL&amp;s=1021+Garfield" target="new">www.franklymls.com/default.aspx?m=R&amp;h=ALL&amp;s=1021+Garfield</a> (soon this will be even shorter). You can also bookmark the search string to quickly see all listings for that search.</li>
<li><strong>Find Similar Results:</strong> If you see a &#8220;more&#8221; or a &#8220;&gt;&gt;&#8221; click it to find similar homes or to see ALL the listings that a particular agent has (great for comparing listing agents!).</li>
<li>Links to similar Craigslist FSBOs, and to Zillow for previous sale data.</li>
<li>Link to that property on Google maps. Click on the &#8220;map&#8221; link.</li>
</ul>

<p>I get so many <span style="font-weight:bold;">confused inquires</span><br /><span>that I&#8217;m now just going to link to this Blog to answer everything.</p>
<p>First of all<span style="font-weight:bold;"> it isn&#8217;t your fault! The design is horribly misleading making me look like the listing agent for everything.  </span>You might think this benefits me, but it creates more hassle.</p>
<p><span style="font-weight:bold;">BACK UP, WHAT IS HOMESDATABASE.com?</span></p>
<p><a href="http://homesdatabase.com/frankly">Homesdatabase.com</a> is a service that Realtors pay annually to allow their customers to <span style="font-weight:bold;">search the MLS and sign up for free (self-directed) email alerts</span>. It is run by MRIS, the backend provider of the local MLS. I picked this service because it oftentimes has the most up to date information, as in every 15 minutes, while other national sites can be days late. <span style="font-weight:bold;">Also HDB posts every photo that is on the MLS</span>, while many other MLS sites pull from MRIS and <span style="font-weight:bold;color:rgb(255,0,0);">opt NOT to show all the photos (like Realtor.com)</span>. And lastly a Realtor with an account there can choose, as we did, <span style="font-weight:bold;">to show full addresses</span> (many Realtors opt to hide this).</p>
<p><span style="font-weight:bold;">WHY ARE YOU LISTING 1,282 Homes?</span></p>
<p><img src="http://3.bp.blogspot.com/_WXecsoUuRy0/Rb4huh406-I/AAAAAAAAAxM/bffoo0BOVEY/s400/HDBconfusion.jpg" align="left" /><span style="font-weight:bold;">I&#8217;m not. </span>The problem is a design issue. Once you&#8217;ve surfed into my <a target="sqw" href="http://homesdatabase.com/frankly">Homesdatabase.com/frankly</a> account, you<span style="font-weight:bold;"> get a harmless cookie</span>. That cookie keeps my <span style="font-weight:bold;">ugly face on every page </span>of your searches. Many people will look at 100 homes and think that I somehow am so great that I landed 100 active listings. <span style="font-weight:bold;">When in fact the actual listing company is buried deep on the page.</span></p>
<p>Then a <span style="font-weight:bold;">confused home buyer will press the &#8220;More Info Request&#8221; button</span>. Instead of a form with an actual question, HDB just sends us an email with NAME: John Doe EMail=John@Doe.com and the MLS#. <span style="font-weight:bold;">No question, no nothing. </span>To which I have can only reply <span style="font-style:italic;">&#8220;How can I help you.&#8221;</span> Half of the inquiries already have a buyer&#8217;s agent and they think I&#8217;m the listing agent (you shouldn&#8217;t be contacting the listing agent anyhow).</p>
<p><span style="font-weight:bold;"><span style="color:rgb(255,0,0);">If you have a buyer&#8217;s agent, you need to contact your agent</span> </span>for info on the property. Send them the MLS#. <span style="font-weight:bold;">If you don&#8217;t think you need a Buyer&#8217;s agent,</span> read my blog: <a href="http://franklyrealty.blogspot.com/2007/01/i-need-buyers-agent-but-for-my-car.html">I Need A Buyer&#8217;s Agent! But For My Car.?<br /></a><br />So if you sent me a cryptic message (no fault of your own, this is a HDB design flaw), I would love to help you buy this home, but I am not the listing agent and I didn&#8217;t try to trick you. Instead I would work for you (not the seller) to help you get the best price.</p>
